North Star Contracting - Final Grading
North Star Contracting firmly believes in the start and finishing ends of the project.
In addition to the Rough Clean portion of your project, we also offer the rough grade as an addition to the turnkey proposals, not only to finalize the cleaning portion of the Rough Clean contract but also to get grounds ready for proper drainage and to help the landscaping and irrigation trade further along in placement of your delicate planting choices.
1. North Star Contracting shall also provide all materials, labor, equipment, tools, licenses, and insurance, for the prompt, timely and efficient execution of the work; rough backfill and fine grading according to the plans and specifications and in accordance to any Federal, State and City/local requirements or ordinances.
2. North Star Contracting shall accept site in rough condition (+/- 4") and finish grade surface according to grading plans and specifications provided by the landscape architect, so that site drains properly. This includes backfill all curbs, walls, buildings, paving, etc. to be even or flush with finish concrete as directed by Superintendent.
3. North Star Contracting will rough grade the site to receive the required depth of contractor furnished topsoil. Site to be fine graded so that no areas will have standing water and all site to surface drain and be acceptable to the job superintendent. The entire site must drain, including designated shrub beds, ground cover beds, etc. Where discrepancies between grading plans and actual field conditions occur, the situation will be remedied between North Star Contracting, the landscape architect and the job superintendent.
4. North Star Contracting shall perform the rough grade and backfill work after the foundations and paving have been installed but before framing commences.
5. This work to be performed on a building by building basis.
6. North Star Contracting shall perform the fine grading of all areas after the masonry/stucco has been installed on a building by building basis. Smooth all areas to an even finished grade to insure proper surface drainage with ridges and depressions removed (light raking and leveling included). Obtain approval before planting. Provide for or maintain established drainage patterns and drainage swells. All swells and generally flat (looking) areas shall be evenly graded for the full length of the drainage run. Finish grades after settlement has occurred for all ground cover areas shall be 1 ½" down from the top of all walks, headers, curbs, etc.
7. North Star Contracting shall coordinate our work with the flatwork contractor, irrigation contractor, landscape contractor and job superintendent. All grading to be approved by job superintendent.
8. Our contracts are designed to be “turn-key” with the intention that there will be no extras. All prices are firm and no extras will be paid without an executed Change Order signed by the appropriate party of the General Contractor.
10. Draw schedule will be for completed buildings only. No partial work will be drawn. Draw Schedule is building by building.
